Project Overview

The Wolverton Works Heritage Restoration project brought new life to a Grade II listed Victorian railway building, originally constructed in 1864 as part of the London and North Western Railway works. The building had been vacant for over a decade and was on the Heritage at Risk Register.

Pinnacle Construction was appointed by the Milton Keynes Heritage Trust to deliver a comprehensive restoration and conversion, transforming the 12,000 sq ft building into a community arts and heritage centre. The project retained and restored the original cast-iron columns, timber king-post roof trusses, and brickwork while introducing modern accessibility, services, and thermal performance.

The completed building now houses exhibition spaces, artist studios, a community hall, educational rooms, and a café, serving as a vibrant cultural hub for the Wolverton community and a showcase for Milton Keynes' industrial heritage.

The Challenge

The building's Grade II listing required listed building consent for all works, with detailed method statements reviewed by Historic England. Original structural elements including cast-iron columns and timber roof trusses required specialist assessment and repair rather than replacement.

Significant damp ingress, timber decay, and structural settlement had occurred during the building's period of vacancy. Asbestos-containing materials were present in several locations, requiring licensed removal prior to construction works.

Our Solution

Our heritage team developed a comprehensive conservation plan in consultation with Historic England, prioritising "repair rather than replace" across all heritage fabric. Specialist cast-iron repair contractors used traditional techniques to restore the column capitals and bases, while our timber conservation partners repaired the king-post trusses using resin injection and timber splicing.

A lime-based breathable insulation system was installed internally to improve thermal performance without compromising the building's ability to manage moisture — a critical consideration for Victorian masonry buildings. New underfloor heating was installed within insulated floor build-ups, providing comfortable interior conditions while concealing modern services.

Full asbestos removal was completed under controlled conditions during the early strip-out phase, with the project achieving full HSE compliance throughout.

Results & Impact

The building was removed from the Heritage at Risk Register following completion, and the project received the 2022 Milton Keynes Heritage Award for Conservation Excellence. The community centre has attracted over 15,000 visitors in its first year of operation.

Energy performance improved by 60% compared to the building's pre-restoration condition, while maintaining the building's heritage integrity. The project was delivered within the £2.2M Heritage Lottery Fund budget and achieved practical completion on programme.
