Project Overview

The Wolverton Mill Terrace Conversion transformed four vacant Victorian terraced houses into 8 contemporary one- and two-bedroom apartments. Located within Wolverton's Conservation Area, the project required a delicate balance between preserving heritage character and delivering modern living standards.

The original terraced houses, dating from 1885, retained their original facades, decorative brickwork, and slate roofs. Internally, the conversion created light-filled apartments with open-plan living spaces, modern kitchens, and acoustic separation meeting current Building Regulations.

The project was delivered for MK Heritage Living, a specialist developer focused on heritage conversion projects in Milton Keynes. Pinnacle's heritage team managed the full process from listed building consent through to handover.

The Challenge

The terrace sits within a Conservation Area and is locally listed, requiring planning consent for all external alterations and a conservation-led approach to internal works. The original party walls, floor structures, and roof timbers required assessment and selective repair rather than wholesale replacement.

Our Solution

Our conservation approach retained all original external fabric, repairing rather than replacing brickwork, windows, and roof slates. Internally, new acoustic floors and party wall upgrades were designed to sit within the existing structural envelope, preserving ceiling heights and room proportions.

A breathable insulation strategy using wood fibre boards improved thermal performance from EPC G to EPC C without compromising the building's ability to manage moisture — essential for maintaining the long-term health of Victorian masonry construction.

Results & Impact

The conversion achieved full planning compliance and was commended by the Wolverton Conservation Area Advisory Committee. All 8 apartments were let within 6 weeks of completion at rents 15% above local comparables, reflecting the heritage character and quality specification.

The project has been cited by Milton Keynes Council as an exemplar for sensitive heritage conversion within Wolverton's regeneration programme.
