
Project Overview
Bletchley Park View Residences is a carefully designed 48-unit development comprising 28 apartments and 20 semi-detached houses on a brownfield site adjacent to Bletchley's historic centre. The development takes design cues from the area's wartime heritage, with red brick facades, Georgian-proportioned windows, and slate-effect roofing.
The project includes a mix of one-, two-, and three-bedroom homes designed to appeal to first-time buyers, downsizers, and young families. A shared courtyard garden, secure cycle storage, and 100% EV charging provision serve the apartment block, while houses benefit from private gardens and driveways.
Delivered for Heritage Homes MK, the project demonstrates that well-designed residential development can enhance and complement an area's existing character while meeting modern living expectations.
The Challenge
The brownfield site required extensive remediation following its previous use as a light industrial facility. Contaminated soils and underground storage tanks needed careful removal and disposal before construction could begin. The proximity to Bletchley's historic core required design sensitivity and heritage consultation.
Our Solution
A phased remediation strategy was implemented, with contaminated materials classified, treated, and disposed of in accordance with regulatory requirements. Clean fill materials were imported and compacted to engineering specifications, providing a stable platform for construction.
The architectural design drew on the local vernacular, using proportions and materials that reference the area's Victorian and Edwardian building stock while delivering contemporary interior standards. Early engagement with the local heritage group built community support for the scheme.
Results & Impact
The development achieved full remediation sign-off from the Environment Agency, confirming the site is safe for residential use. Homes were sold at an average of 6% above comparables in the local market, reflecting the design quality and heritage-sensitive approach.
The project won the "Best Regeneration Project" award at the Milton Keynes Business Achievement Awards 2024.
