Project Overview
The Western Expansion Area Housing project is Pinnacle Construction's largest residential development to date — a 320-unit scheme delivered across an 18-acre site within Milton Keynes' strategic Western Expansion Area. The development comprises a mix of 2- to 5-bedroom homes, including 96 affordable housing units (30%) delivered in partnership with a registered provider.
The masterplan creates a walkable, connected neighbourhood with tree-lined streets, pocket parks, a central play area, and a local convenience store. Homes are designed to Future Homes Standard-ready specification, with high levels of insulation, ASHPs, and PV panels fitted as standard.
Delivered under a Section 106 agreement with Milton Keynes Council, the project includes significant infrastructure contributions including new road connections, drainage infrastructure, and a £1.2M education contribution.
The Challenge
The 18-acre site required extensive infrastructure works including new road construction, foul and surface water drainage networks, and utility connections. The phased delivery programme demanded careful management of occupied phases alongside active construction zones over a 3-year build period.
Achieving 30% affordable housing provision while maintaining commercial viability required creative design and cost engineering throughout the project.
Our Solution
We developed a comprehensive infrastructure-first strategy, completing all primary roads and drainage networks before commencing house construction. This approach front-loaded risk and enabled confident phased plot releases.
A standardised house-type approach with 8 core designs, each with 3 elevation options, balanced architectural variety with manufacturing efficiency. Off-site manufactured timber frame panels reduced on-site construction time by 30% per plot, improving both programme and quality.
Monthly community updates and a dedicated liaison officer maintained positive relationships with early-phase residents throughout the build programme.
Results & Impact
All 320 units were completed within the 36-month programme. The development has been recognised as a best-practice example of large-scale housing delivery in Milton Keynes, with the local authority acknowledging the quality of infrastructure and public realm.
Average unit sale prices exceeded developer projections by 8%, attributed to build quality, specification, and the established community character of the earlier phases. The 96 affordable homes were fully allocated within 6 weeks of handover.
