Project Overview

The Campbell Park Residential Development represents one of Pinnacle Construction's flagship residential projects — a transformative 180-unit scheme set within one of Milton Keynes' most desirable neighbourhoods. This mixed-tenure development comprises 120 apartments and 60 three-bedroom townhouses, designed to complement the park-side setting.

Spanning 5.2 acres, the development features contemporary architecture with brick and timber cladding, extensive landscaping, and communal gardens that integrate with the adjacent Campbell Park. Underground parking, cycle storage, and EV charging points serve the apartments, while townhouses benefit from private gardens and driveways.

The project was delivered through a design-and-build contract with MK Living Developments, achieving practical completion two weeks ahead of programme and within the £8M budget.

The Challenge

The Campbell Park site presented significant planning and technical challenges. The location within a Conservation Area required sensitive design that respected the parkland setting and existing sightlines. Archaeological surveys identified Roman-era artefacts, requiring a watching brief throughout earthworks.

Ground conditions included variable clay and chalk, necessitating a piled foundation solution for the apartment blocks. The phased handover programme required careful logistics to manage occupied and active construction zones simultaneously, with 60 units handed over in Phase 1 while Phase 2 construction continued.

Our Solution

Pinnacle adopted a collaborative approach with the local planning authority, commissioning a Heritage Impact Assessment and engaging with the Campbell Park Parish to ensure community support. Our design team developed a contemporary architectural language using local buff brick and larch cladding that complemented the parkland context.

We implemented a CFA (Continuous Flight Auger) piling solution to address ground conditions efficiently, reducing foundation programme by four weeks compared to traditional piled solutions. A detailed phasing strategy with acoustic barriers and dedicated access routes allowed Phase 1 residents to move in while Phase 2 construction progressed safely.

BIM Level 2 was deployed across all disciplines, enabling clash detection and reducing on-site variations. The project achieved a 94% right-first-time quality score, one of the highest across our residential portfolio.

Results & Impact

All 180 units were delivered to EPC B or above rating, with 40% achieving EPC A. The development was fully sold within 8 months of practical completion, and MK Living Developments reported a 15% return on investment.

The project received a commendation at the 2024 Milton Keynes Design Awards for its sensitive integration with Campbell Park. Resident satisfaction surveys returned a 96% positive rating, and the development has become a benchmark for quality housing in the area.
