
Project Overview
Brooklands Business Park Phase 2 delivered 40,000 sq ft of Grade A flexible workspace across eight self-contained units, ranging from 3,000 to 8,000 sq ft. Designed for SMEs and growing businesses, each unit offers a combination of open-plan office space, meeting rooms, and ancillary facilities with independent access and dedicated parking.
The development forms part of the wider Brooklands district in south-west Milton Keynes, benefiting from excellent access to the A5 and M1 motorways. The buildings feature a contemporary design with composite metal cladding, full-height glazing, and landscaped communal areas.
The scheme was delivered speculatively by Pinnacle's own commercial development arm, demonstrating our confidence in the Milton Keynes commercial market and our ability to deliver high-quality workspace for the region's business community.
The Challenge
The phased delivery required occupied units to remain operational while adjacent plots were under active construction. Ground conditions on the southern portion of the site included soft alluvial deposits, requiring ground improvement works prior to foundation construction.
Achieving a commercially viable specification while maintaining build quality and environmental credentials required careful cost engineering throughout the design development process.
Our Solution
A vibro-compaction ground improvement technique was deployed on the affected plots, eliminating the need for piled foundations and saving approximately £200K compared to the original piling estimate.
We adopted a steel portal frame construction methodology, with pre-engineered frames manufactured off-site for rapid erection. The cladding system was selected for its speed of installation and long-term maintenance characteristics, reducing the building envelope programme by three weeks.
Acoustic barriers and restricted working hours protected existing tenants in Phase 1, and dedicated access routes separated construction traffic from tenant movements.
Results & Impact
All eight units were completed on programme and within 2% of the £6M budget. Six of the eight units were let prior to practical completion, demonstrating strong market demand for the specification and location.
The development achieved EPC B ratings across all units and was nominated for the Best Commercial Development category at the South East Property Awards 2023.
