
Project Overview
This project transformed four vacant retail units on Stony Stratford's historic High Street into modern, fully fitted commercial spaces ready for tenant occupation. The scope included complete strip-out, structural alterations, new shopfronts, and Cat A fit-out works across a combined area of 8,000 sq ft.
Each unit was designed to accommodate different retail uses, from food and beverage to boutique retail, with tailored mechanical and electrical provisions, bespoke shopfront designs, and DDA-compliant access throughout. The project revitalised a prominent section of the High Street, attracting four independent businesses within weeks of completion.
Working within a Conservation Area required planning consent for all external alterations, with shopfront designs approved by the local conservation officer to ensure compatibility with the historic streetscape.
The Challenge
The High Street location within a Conservation Area required all shopfront designs to be approved by Milton Keynes Council's conservation team. The existing buildings dated from the 1850s, with varying structural conditions including some party wall concerns.
Working in an active high street environment demanded careful management of public safety, noise, and disruption. Weekend and bank holiday working restrictions further compressed the available programme.
Our Solution
We engaged a heritage architect to design shopfronts that referenced the Victorian original proportions while using modern materials and glazing. Early engagement with the conservation officer avoided design iterations during the planning process.
Structural surveys informed a targeted repair strategy, with localised steel framing installed to support altered shopfront openings without disturbing the original load-bearing masonry. A detailed traffic management plan and hoardings strategy maintained public access along the High Street throughout construction.
Evening and early-morning deliveries minimised disruption to traders and residents, and weekly newsletters kept the local community informed of progress.
Results & Impact
All four units were completed on programme and handed over to tenants within a week of practical completion. The revitalised shopfronts received positive coverage in the Milton Keynes Citizen newspaper and commendation from the Milton Keynes Conservation Advisory Panel.
The project contributed to a measurable increase in footfall along the High Street, with adjacent traders reporting a 12% uplift in trade in the three months following completion.
