
Project Overview
The Stadium MK Hospitality Suite is a high-end fit-out project within the iconic Stadium MK complex, creating a 15,000 sq ft premium hospitality and conference facility. The space includes executive lounges, a 300-seat conference hall, private dining rooms, and a showcase bar area with views across the pitch.
The project transformed an underutilised section of the stadium's East Stand into a versatile events and corporate hospitality venue. The interior design blends industrial aesthetics — exposed services, polished concrete, and structural steelwork — with luxury finishes including leather upholstery, acoustic timber panelling, and bespoke metalwork.
Delivered during the football off-season, the project required an accelerated 8-month programme to ensure the venue was operational for the start of the 2024 season.
The Challenge
Working within a live stadium environment required close coordination with the stadium management team, including access restrictions on match days and event dates. The accelerated programme demanded fast-track procurement and a compressed construction schedule with minimal tolerance for delay.
Acoustic performance was critical, with the conference hall requiring Speech Privacy Class C and the executive lounges needing to function independently during events in adjacent spaces.
Our Solution
We developed a detailed access strategy with the stadium management team, establishing dedicated construction zones with temporary partitions to isolate works from the operational areas. A 6-day working week and two-shift pattern on critical path activities maintained programme momentum.
Acoustic design consultants specified a combination of resilient floor build-ups, independent wall linings, and acoustic ceiling systems to achieve the required sound insulation standards. All acoustic separations were tested post-completion, with 100% compliance achieved.
A just-in-time procurement strategy for specialist finishes and fixtures ensured materials were available when needed without requiring large storage areas within the constrained stadium environment.
Results & Impact
The venue opened on schedule for the 2024 season, hosting its first corporate event — a 250-person awards dinner — within a week of practical completion. The venue has since hosted over 120 events in its first year, generating significant additional revenue for the stadium.
Client feedback highlighted the quality of finishes, acoustic performance, and the effectiveness of the AV installation, which was designed to support hybrid conferencing and live event broadcasting.
