
Project Overview
Brooklands Mews is a boutique development of 24 premium townhouses positioned within Brooklands, one of Milton Keynes' most desirable residential areas. The development features a mix of three- and four-bedroom homes arranged around a landscaped courtyard, creating a sense of community and exclusivity.
Each home offers over 1,400 sq ft of living space across three storeys, with high-specification kitchens, en-suite master bedrooms, and private rear gardens. The contemporary design features a palette of grey engineering brick, anthracite aluminium windows, and copper accents that distinguish the development within the Brooklands streetscape.
The project was designed and built for Brooklands Residential Ltd as a premium offering targeting young professionals and growing families seeking quality homes with excellent access to CMK and major transport links.
The Challenge
The compact site required careful orientation of the townhouses to maximise daylight, privacy, and garden space while meeting parking standards and maintaining the courtyard aesthetic. The premium specification required tight cost control to maintain project viability at the target selling price.
Our Solution
We developed a bespoke courtyard masterplan that positioned homes to maximise south-facing orientation, with staggered building lines creating private garden enclosures. A shared-surface courtyard with permeable paving eliminates the visual impact of parked cars, maintaining the residential character.
Value engineering workshops during RIBA Stage 4 identified £180K of savings without compromising the premium specification, including a switch from natural stone to high-quality porcelain paving and a rationalised M&E distribution strategy.
Results & Impact
All 24 homes were sold off-plan prior to practical completion, with average selling prices 12% above the original development appraisal. The development received a "Best Small Development" nomination at the WhatHouse? Awards 2024.
Post-occupation feedback from purchasers highlighted the build quality, interior specification, and courtyard setting as key factors in their buying decision.
